How the process works

A typical building takes fourteen weeks from the initial survey to handover. Most delays occur not on site but beforehand, with paperwork and agreements with tenants. That is why we address both first.

  1. Week 1

    Inspection and surveying

    We will inspect the routes, examine the rooflight, measure distances and determine which of the original distribution lines can be reused. At the same time we will survey possible cable paths: the entire budget depends on this.

  2. Week 1-3

    Documents that cannot wait

    Consent of the owners' assembly (mandatory for cameras, including GDPR), verification of the heritage zone regarding the façade sign, structural engineer's statement on penetrations in stair landings, and power supply design for the distribution board. These run concurrently with the preparation of the quotation, not after it.

  3. Week 3-5

    Site set-up and wall chasing

    Scaffolding for rooflights, cable grooves, boxes, and inter-floor penetrations. The noisiest and dustiest phase: the building is informed in advance, and we know which days work cannot be carried out inside.

  4. Weeks 4-6

    Access points to apartments

    The most demanding part of coordination: agreeing on a time with each household individually. For thirty-six flats, this means thirty-six phone calls and several futile site visits. We factor this in and do not charge extra for it.

  5. Weeks 6-8

    Wiring and testing

    Troughs and protective conduits, pulling of fibre optic and metallic cables, optical ducting. We will measure the routes and hand over the protocols, without them you won't know if anyone has damaged the cabling while mowing.

  6. Week 8-9

    Fire stop seals

    Every penetration between fire compartments is sealed with a certified plug bearing a label. This item is missing from most competitors' estimates and cannot be transferred, as the party that created the opening is responsible for it.

  7. Week 8-12

    Rack, connectivity and plastering completion

    Distribution board, switches, power backup, internet activation. Simultaneously brickwork infilling, core and plaster skim coats, and painting. We leave the building in the same condition as we found it.

  8. Week 12-13

    End-user equipment

    Control panel, in-apartment monitors, cameras and recording, chip programming. Only now is it visible that something has changed in the building.

  9. Week 13-14

    Inspections, tests, handover

    Initial electrical inspection, functional testing of all components, as-built documentation, handover of access credentials and passwords, GDPR signage, and training for the building's owners' association committee. The contract ends here.

You will receive a schedule with dependencies. When one trade is delayed, its impact on the handover becomes immediately clear, as does what can be done in the meantime. That is the entire point of having a single contractor.
